* Our panel conveyancers fees are clear and simple - you can find them in the FAQ section. Your conveyancer will ask you to make an upfront payment of £50 on your case. On completion of your case this payment will be credited to your invoice. In the event your case does not complete, this payment is non refundable. Huis service costs are included in the conveyancers legal fee and will be paid by the conveyancer to Huis on completion, this will not increase the amount you pay.

Every property has a 'legal title'. Each legal title is unique - no two are exactly the same.
To complete a sale, a Conveyancer must ensure the title and paperwork is satisfactory - and traditionally this process does not start until AFTER a buyer is found and both parties have chosen and instructed a law firm to act for them.
This means that there is pressure on timescale from the outset - as the seller, buyer and estate agent are already keen to agree a date and complete.
However, when acting for a buyer a conveyancer will often find that the paperwork is incomplete, or that legal issues with the title have not been identified and resolved. They will the attempt to resolve this via the 'enquiry' stage of the process, which must be finalised before they can prepare reports for the buyer and any mortgage lender and move forward to arranging a completion date.
Conveyancers work under pressure, often with large caseloads, each email back and fore between the lawyers and any necessary third parties can take days or even weeks to action. As such, resolving enquiries can take up to 8+ weeks - time which could be saved by preparing the title in advance; whilst the property is marketed.
Additionally, ensuring the Buyers Conveyancer has all the legal information, in an organised way, at the outset means their time is freed up to focus on the financial and transactional elements of the legal process and complete their clients moves quickly.

Whilst you are completing your forms, your conveyancer will be busy checking the legal title.
Once they have all the information they need, they will contact you via email or instant messaging to let you know if anything more is needed, or if they have any recommendations or guidance.
Once your pack is complete, it will be ready to send to the buyer's conveyancer as soon as you accept an offer.
Our conveyancer's fees are clear and simple, with no confusing 'extras' or hidden charges.
If you instruct one of our trusted law firms to act in your sale, they will charge a fixed fee of only £850+VAT* on a no-completion, no-legal-fee basis. Leasehold properties are subject to a £200+VAT supplement.
When your sale completes, the standard third party charges applicable to all sales (ID checks, Land Registry title documents, bank transfer charges) are all included in the fixed fee, and are not charged as 'extras' **. If your sale does not complete, these costs are covered by the £50 paid upfront.
*Up to a sale price of £850,000. For sales above £850,000 the conveyancer's legal fee is 0.1% + VAT of the sale price. The current rate of VAT is 20%.
**Bespoke requirements, such as indemnity policies or management packs, are payable as additional costs. These will not apply in every case.
Huis Legal Packs can be ready in as little as 3 working days however we do suggest that 7-14 working days is realistic in most cases.
A traditional auction or a modern auction are methods of selling property, often where there is a known defect with the property or its legal title. The pack contains upfront information for the buyer's conveyancer but it does not seek to resolve any defects - instead the buyer is expected to accept any defects and buy the property irrespective of them - putting down a deposit at the auction itself and agreeing a completion date then and there. As such, auction properties are often sold at below market value, or may not be suitable for mortgage.
In contrast, a Huis Legal Pack seeks to identify and resolve any title defects - allowing for a smooth sale at full market value.
As with all conveyancing transactions the buyer is entitled to, and in the vast majority of cases will be obliged to, take their own independent legal advice.
The buyers conveyancer will check the legal pack and advise the buyer on its content, help the buyer with signing the contract documents, and register the purchase after completion.
A legal pack is not intended to provide or replace legal advice to the buyer, however our packs help to ensure the buyers lawyer has everything they need from day one - reducing the lengthy 'enquiry' stage of the legal process.
Leasehold properties are legally more complex than freehold properties. As such, there are extra checks for the conveyancer to carry out (for example on ground rent, lease terms and management arrangements). As such, the benefits of preparing an upfront legal pack are even greater for leasehold properties.
A leasehold Huis Legal Pack can be ready in as little as 10 working days.
You will also need to order a management pack from your landlord or management company - these packs can be costly (landlords (also known as the 'freeholder') / management companies often charge between £100-£700 for these packs) and so some sellers prefer to accept an offer before ordering their management pack. Management packs contain the landlord's information on service charges, ground rent, insurance, fire safety and procedural matters for change of ownership. These packs can take some weeks to obtain - and so we do recommend that they are ordered at the earliest opportunity.
To assist with this we will ask you to send us some of your leasehold paperwork so that we can include as much upfront information in your Huis Legal Pack as possible.
In additional to your Huis Legal Pack, you will also need to order a 'management pack' from your management company - these packs can be costly, management companies often charge between £100-£700, and so some sellers prefer to accept an offer before ordering their management pack. Management packs contain the management companies information on service charges, insurance, upcoming works and procedural matters for change of ownership.
These packs can take some weeks to obtain - and so we do recommend that they are ordered at the earliest opportunity.
To assist with this we will ask you to send us some of your service charge paperwork so that we can include as much upfront information in your Huis Legal Pack as possible.
Properties which have not changed hands since the 1990s may not be registered at Land Registry.
If so, proof of ownership rests on the old style title deeds - often a bundle of documents which 'convey' the property from one owner to another and include details of the legally important information.
There a number of additional legal steps to take when dealing with an unregistered title and ,as unregistered titles become less common, some conveyancers are becoming less experienced and confident in dealing with them. This can cause significant delays.
Our chosen conveyancers are experienced in compiling unregistered title deeds and your Huis Legal Pack will ensure that the buyer's conveyancer receives a comprehensive pack of legal documents and supporting information which will help to minimise any potential delays and ensure a smooth sale.
We understand that executors can often be under pressure from beneficiaries to sell a property as quickly as possible. You may not have access to all of the paperwork or information about the property that the owner may have had. The title may even be unregistered, and based on the old-style title deeds. This makes preparation before sale even more important. The team at Huis will be there to support you in compiling the necessary paperwork for the sale.
On occasion, especially if a co-owner has previously passed away, there may be restrictions on the legal title which need to be considered - and this will be resolved as part of the preparation of your Huis Legal Pack.
You will need to have an original Grant of Probate / Letters of Administration in place before you can proceed with a sale, as this is your legal authority to deal with the deceased owner's estate. Your conveyancer will ask you to provide this before your Huis Legal Pack can be sent to the buyer's conveyancer.
Here at Huis we are conscious of the rising numbers of fraudulent property sales. Our conveyancing teams will ask each owner to complete an electronic ID verification, before the legal pack is sent to the buyer's conveyancer.
Absolutely, just let us know what the issue is and our legal teams will review this for you at no extra charge and advise you of any suggested solutions, which can then be incorporated into your Legal Pack at the outset. More substantial issues, eg. defective leases with doubling ground rents, may take longer to resolve- but our legal teams upfront advice along with their help in getting a solution underway will give you the strongest opportunity to sell your property as quickly and smoothly as possible.
